Open Question: Has anyone heard of Home Acccess USA? You pay $200 bucks and they find you a pre-foreclosed home no credit.?

They say they provide you with a listing of pre-foreclosed homes and you take over the mortgage payments. You do not need credit and with 0 down. The homeowner just want to get out of the home before it goes to foreclosure. Please advise…… There's another company out there called OrangeFuture.com, has anyone ever heard of this one? more…

The Center For Responsible Lending always cites the "lack of effort" that lenders are making with regards to working out a solution to the foreclosure increase. As a Loss Mitigation Consultant I can say that I rarely get a call back from homeowners in trouble and all I'm calling to offer is a loan modification from their lenders. It's free money and in many cases a way for these people to keep their homes and make a fresh start. It's time people take responsibility for their own actions. I want to relocate in the next few months. In my area houses are not selling quickly. A lot of people quite frankly took their mortgage money and ran! they didnt put a dime into their home. Maybe I should have down the same. But I actually had some much needed maintanence done and some I used for school. The only thing I didnt do was put on siding, but that was so expensive and it tends to get stolen off vacated homes in my area. My house has actually been for sell for about almost a year now. My other option is to try to sell it to a real estate buyer directly. The mortgage thankfully is fairly low like $50k. But I can't aford to pay it and pay rent in a new town too. I've heard that I can contact my Mortgage company and make arrangements to give the home to them. But my mortgage comany is a real a$3H0&E , when I lost my job a few months ago and tried to make arrangements with them they said we cant do anything until you are near or in the process of foreclosure. If worst comes to worst and I cant sell teh home, in a few months, maybe I will have to stop paying rent and allow the foreclosure process to begin in order to enter into talks to give the home to the company if they won't negotiate sooner. more…

We all look for who to blame and the Government is quick to look all around for a resource however they were aware of what was happening to housing prices and at the time only stood by and watched property taxes increase in some cases 500%. Why are they not rolling back past due tax bills to the amount before the sale that caused the increase and apply the amount as a lien due in 10 years? The economy will not withstand their hard line approach. more…
