Open Question: Tax Lien and Assignment Sale HELP needed by Attorneys and Investors!!!!?
Well the tax sale auctions are coming up and I'm in Maryland and in my city if they don't sell a property in the tax sale it goes up to an assignment sale. 1. Can an assignment sale (which you must pay at least one years premium of 18%) be put it directly in foreclosure? 2. What are the cost involved in getting it into foreclosure? 3. What legal documents are required for me to begin foreclosure? 4. What legal documents are required for an assignment or tax lien sale? Open Question: What would you do? - breaking lease?
ok, we gave the landlord a 1350 deposit and first month at the begining, now I need to break the lease because I've bought a house (the lease is until October). Monthly rent is 1200, but I really plan to be out of the current place before the 15th. The landlord is also trying to do a short sale right now. Some people are advising me to not give him anything anymore, but he seems like a decent guy and I don't want any trouble, so I'm leaning towards giving him half months rent (600) if he is willing to call it a deal and let him keep the deposit. Otherwise I wouldn't give him anything. Most likely he hasn't been paying the mortgage on the house anyway so he's just probably pocketing the rent money until foreclosure if he can't sell it.

Open Question: chapter 7 discharged, and hoa billed me even house got sold on foreclosure?
i left a voice mail giving lawyer's number, and informed hoa that a house is already sold to some investor who's flipping it actually. i dont get it. i told hoa office months ago that i filed chapter 7, but i guess they are refusing reality. creditors cant contact me now that im discharged.. they were listed too. dont they know they can be penalized for billing me still? besides it's sold, yet they are billing me up to this month and more. whats to happen to me with them? home was sold on auction so i donno why the buyer didnt follow with hoa bills??? so stressed. what do you all think ….? thanks…..
