im thinking of having one of my rental property get foreclosed because its costing me alot of $$ to keep, can the lender sue me or have my wages garnished? also, if im going to have the lender ruin my credit, im thinking of taking advantage of the bargain prices of homes for sale and buying my dream home…..what would happen if i buy my dream home and have the lender foreclose on the one i live in now? both homes are in california

We bid on a house where the former owners left a garage full of property. We put in the offer that we want the property gone before we move in but I was just wondering, what is done with the stuff? There are wedding pictures, personal items and high price items like TV's, VCRs, computers, etc.

Open Question: Can I deed my property to my mortgage company?
I am behind in my mortgage payments and will not be able to catch up. they have sent me a letter saying if they don't get the past due amount in full they will start the foreclosure process. I'm having a lot of maintenance problems and honestly don't want to try to keep my home.

Open Question: Why Does He Want Me To be Co-Dependent?
So up until last february I was living in California where i've been my whole life. Our family's home went into foreclosure in December 07 and was sold in january. Well from December until Feb. I had a boyfriend (a guy I've known since 2006), but I broke up with him without telling him my situation or letting him know I was moving to North Carolina. He was devastated because he's in love with me. Well I finally told him what happened over the phone in early May and he said that I should have told him back then because he would have let me move in with him and he would have taken care of me, but I told him that I would rather come over here and be living with family. He sounded really disappointed that I didn't want or really need his help. He asked me if I was trying to be macho woman or something and not show any emotions. Then I told him I'm just not a damsel in distress. Am I too independent? we're both in our early 20s and he's lived with girlfriends before, but i've never done that.

I have a relative whose home has gone into foreclosure. She is in the process of vacating the premises but she is wondering if she is able to take such things as ceiling fans, and built-in appliances?

Open Question: Buying a foreclosure?
I put an offer on a foreclosure the bank was selling it 171500, I think the house in really good shape may be able to get 210,000. I think my realtor may have given me bad advice he told me that I would probably have to overbid the property if I wanted to get it. I decided to pay 176,00 for it. It was sold for 172,000 in 1995 and the area where this house I am sure has appreciated at least 20-40% from 1995. However, now looking back at it I think I overbid on the property a little. I think to get it in really good condition will need to invest approx 15000 into the property. My options: Ask the bank to make concessions for items that turned up on the home inspection. Their are backup bids on the property. If I ask them to make financial concessions even overall it is still more than the next bid will they goto the next bidder. Option 2 Go through the sale with perhaps an unhappy wife. Any suggestions: thanks

Open Question: how to address foreclosure with 2nd lienholder?
My first mortgage is in foreclosure and it is unlucky at this point that we will be able to stop it. The thing is, how do we tell the second mortgage holder? We plan to keep paying them as long as possible but we're left paying a loan for property we no long er possess and we may not be able to keep it up until the loan is payed off.
