Open Question: How do I break my lease? tennessee?

Open Question: How do I break my lease? tennessee?
I need actual law to back me up on this if it's out there. We signed a lease thinking our home was going into foreclosure and we now know we aren't losing our home. We never moved into the apartment. We called the same day we signed a lease and told them this would happen and they said they would keep all the money we had given them and let us out of the lease. Here we are 5 days later and they are saying now we have to buy our lease out. Which is a 60 day notice and then an extra months rent. We can't pay that AND keep our home. The one place we think we have a shot at ending this lease and only lose what we've given them so far. When I returned the lease to them I told them that they forgot to add our youngest (of three children) to the list as tenants. They said not to worry about it because legally there was only supposed to be 2 people per bedroom. So THEY were fraudulent in renting us the apartment. Can we get out of our lease without having to buy it out??? THANK YOU
