St. Louis has long been accused of having an inferiority complex, first in football, and later in conventions. I have two rental properties. One I bought in February 08 and the second in August 08. The thing is, I have a lot of liabilities on my credit at this point in time. Personal loans and things of that nature. I have the properties on my credit, but I want to purchase a multi unit property which is actually cheaper than my second rental property (August 08). The multi unit is a foreclosure and I am sure the bank want to rid themselves of it. Of course I have to do more research, but I am wondering if I can do a 1031 exchange with a bank foreclosure. The property I want to exchange is a condo which is actually 30 thousand more than this multi unit property. Is this possible? I was also thinking of getting a tax ID and moving my two current properties onto that ID, but I guess you would have to establish some sort of credit on the tax ID with that? Can someone give me the best idea on a route to take? Thanks! more…
